Buyers often believe that if a home is New or new-ish it is perfect. or after the current owner has assured them that everything is fine
and volunteered to offer a
home warranty -- they do not need to spend the money on a home inspection.   
I promise you I have seen new homes with roof not properly attached, loose floor joists, failing stucco, plumbing connections that are
beyond suspect and electrical issues. This is why Builders are required to warranty their new builds for a year. No surprise it is easier
to get  those issues repaired before they have your money.   
When it comes to existing older homes ....... there could be recalled
chinese drywall or chinese flooring both of which are health
hazards.  What about
Gray pipe that was recalled because it is prone to spring leaks usually inside the wall.
Or how about  Mr. and Ms. Handyman seller installing their own ceilings fan with the wrong gauge wire - fire hazard-  or that stain from
a leak they painted over before you got there ..... the list of surprises is long.  
Do yourself a favor and spend the $250- $350 for an inspection. It is a great investment
Termite Inspection: This is Florida and we have TERMITES. Prior to purchasing a home it is wise to have a termite inspection.
On NEW homes the builder is required to treat the ground under and around the home prior to building.
On an existing home it is great if the Seller has a treatment history and a  transferable bond.
Both of those scenarios still suggest you should have a termite inspection. On the existing home it may have had prior damage the
current owner was not aware of.  On the New home ... builders are busy ... lots of sub-contractors ..... sometimes things slip through the
cracks. Oh, and yes, even block constructed homes. Unless your home has steel beams, studs and trusses you should do this.
