Cool.

the squares, there are clubs, golfing, tennis - but wait - it does not come cheap. Sadly I believe that my
sister had a hand in all the additional fees you pay to live here. She was working for the state back
then. This community has it all!!! Brownwood is designed as either Old Florida or rancher

ROYAL HARBOR - Gated community on the shores of Little Lake Harris. Community fees include
heated swimming pool, billiards, fitness center, tennis, craft room, library, social clubs - see you
tube video here - If you love the idea of boating to your favorite restaurant this may be the place
for you.
Community has direct chain of lakes access. The Harris chain of lakes is massive! You have lakes
Griffin, Dora,, Harris, Little Lake Harris, Eustis, Beauclair and can with the proper equipment boat

HIGHLAND LAKES - Leesburg Dues are only $89. monthly and you be able to enjoy swimming

meeting and card rooms, walking track and banquet hall where you'll enjoy dinners, plays, music

Here you will find links to area 55+ communities. On the whole these are very nice neighborhoods. They were basically
developed to appeal to the wants and needs of the Baby Boomer - so please don't just blow them off thinking - but I'm not old
- I'm young and playful - these developers heard you. This is NOT old people warehousing!!!!!
Beautiful community layouts that offer soo much bang for the buck. Pools, tennis courts, jogging paths, fitness centers, clubs
for just about any interest you may have - people like you!!! Come on, you know 55 is young!! This is Florida with great
weather and NO state income tax. These are neighborhoods that want you to embrace your age and freedom and are closer
to resort living. Live the dream - you earned it!!!

Plantation - Leesburg - Here you probably have the community that inspired The Villages. For golfers
they will find reduced fees for at least 3 different golf courses. This community likely started out as
mobile homes - but business was good and management spectacular. Here you can find homes from
I'm stretching my social security check to I sold an IPO. It is an incredible mix.
It is also a huge community almost like a private village. Fees are approximately $95.00 per month.
It is also very close to the Florida turnpike for those that have places to go and things to do.
This is a gated community that offers homes at a variety of price points.
There is also Lake Sumter Landing - great shops - decent pricing - most homes in this area have paid
off the bond required anyway when it comes to buying in The Villages there are important financial
considerations. HOA fees approximately $145 per month. This is where having a realtor that is
engaged really counts. After a quick search I see numerous properties with $40,000 +/- bond money
lurking behind the scene, Are you aware of this? That is big money. Read your title commitment prior
to closing!!!
Spanish Springs -
Scottish Highlands - Near Via Port Mall - This is a great community with private winding roads and huge
shade oak trees. The Club house has everything you need - check out their website here. Community
fees are fair at approximately $127.00 per month - Please note that even though these are detached and
by appearance Single Family Homes - they are actually deeded as a Condo - this means you own a
portion of each tennis court, wave in the pool, book in the library and so forth.
